Do I really need a home inspection in Mexico?
Yes. Unlike in the U.S. or Canada, home inspections are not legally required in Mexico, which means most properties are sold “as-is.” An inspection helps you uncover hidden defects before signing, giving you the leverage to negotiate repairs or price reductions.
Who pays for the inspection, the buyer or the seller?
The inspection is typically paid by the buyer, as part of their due diligence before closing. However, many of our clients successfully use the report to request seller-paid repairs.
How long does the inspection take?
Most inspections take 2–3 hours depending on the property size and complexity.
What if the property is still under construction or pre-sale?
We also offer new build delivery inspections to verify that everything is completed as promised before you make the final payment.
Do you offer follow-up inspections after repairs are done?
Yes. If the seller agrees to fix certain issues, we can return for a re-inspection to verify the work was completed correctly.
